If you own a home in Highlands Ranch, Centennial, Lone Tree, or Southglenn built between about 1985 and 2010, there's a good chance one room in your house is unusable half the year: the bonus room over the garage. It bakes to 85°F on a July afternoon and sits at 58°F on a January morning — while the thermostat downstairs insists everything is fine.

This is the single most common comfort complaint we hear in the south metro. It's also one of the most satisfying to fix, because the cause is structural, and a ductless mini-split addresses it directly.

Why the Room Over the Garage Is Always Wrong

A bedroom in the middle of your house is surrounded by other conditioned rooms. A bonus room over the garage is not. It typically has:

  • An unconditioned space below it. The garage floor and walls track outdoor temperature. In a Centennial January that's a 20°F surface directly under your floor joists.
  • Three or four exterior walls instead of one, plus an exposed roof above.
  • A cantilevered floor where the bonus room overhangs the garage door — often insulated poorly or not at all, with air moving freely through the joist bays.
  • The last supply run on the trunk line. By the time conditioned air travels the full length of the duct system, up a wall, and through an attic, it has lost much of its punch.
The load math doesn't work. A 400-square-foot bonus room over a garage can carry a heating and cooling load closer to that of an 800-square-foot conditioned space. Your furnace and AC were sized for the house's total load, not for one room with double the exposure. No amount of thermostat adjustment fixes a distribution problem.

Why the Usual Fixes Disappoint

Before homeowners call us, most have already tried some version of the following:

Closing vents elsewhere. This raises static pressure in the duct system, strains the blower, and rarely moves meaningful additional air to the farthest run.

Adding a booster fan in the duct. It moves a bit more air, but the air itself is already tempered by a long run through a hot or cold attic. You're boosting the wrong thing.

A window AC and a space heater. These work, sort of — at the cost of noise, an HOA-unfriendly window unit, a tripped breaker or two, and resistance-heat electricity bills that make you avoid the room anyway.

Insulating the cantilever. Worth doing on its own merits, and we recommend it. But insulation slows heat transfer; it doesn't add heating or cooling capacity to a room that never had enough.

The ductless approach is different: a single-zone mini-split puts a dedicated heating and cooling system inside the problem room, with its own thermostat, its own compressor, and no ductwork to lose capacity in. The room stops competing with the rest of the house for air.

Sizing a Bonus Room Zone in the South Metro

Sizing is where most bonus room projects go wrong. Bigger is not better with an inverter heat pump — an oversized head short-cycles, dehumidifies poorly, and runs less efficiently than a right-sized unit doing long, low-speed runs. Equipment: Why We Specify Fujitsu

A bonus room over an unheated garage is a genuine cold-climate application — the space loses heat fast on a sub-zero night, and you want a heat pump that still produces real capacity when it's below zero outside.

What Installation Looks Like

    Room-level load calculation. We measure the room, note the cantilever and garage conditions, and size the head accordingly — not by square-foot rule of thumb.

    Head and condenser placement. The indoor head goes high on an interior or gable wall for even throw. The outdoor unit usually mounts on a pad or wall bracket on the side of the garage, away from bedroom windows and, in HOA neighborhoods, out of the street sightline.

    Line set routing. A 3-inch penetration carries refrigerant lines, condensate, and control wiring. On most south metro two-stories we route down a garage wall or through a closet chase and finish with a paintable line-hide cover.

    Dedicated circuit. A single-zone system needs its own breaker and disconnect — permitted and inspected through Douglas or Arapahoe County as applicable.

Will one mini-split head really heat the whole bonus room in winter?

Yes, when it's sized correctly and it's a cold-climate model. The heads deliver warm air continuously at low speed rather than in blasts, which keeps the room at a steady setpoint. Vaulted ceilings or a room split by a knee wall may warrant a second head or a different head style — that's what the load calculation determines.

Do I have to remove my existing furnace and AC?

No. A bonus room zone is an add-on. Your furnace and central AC keep serving the rest of the house; the mini-split simply takes over the room they were never able to reach. Many homeowners then set the main system to a milder setpoint because they're no longer overdriving it trying to fix one room.

How loud is it? It's above my garage but next to a bedroom.

Modern indoor heads run around 19–25 dB at low fan speed — quieter than a refrigerator. The outdoor unit is the louder component, and placement matters; we position condensers away from bedroom windows and neighbor property lines.

Will my HOA approve it?

Nearly always. Most Highlands Ranch and Centennial HOAs treat an outdoor condenser like any other mechanical equipment, with rules about street visibility and setbacks.
